Set expectations for the timber
Discuss the species, grade, board sizes and the variation you want to see. Ask whether the floor is supplied prefinished or requires sanding and coating after laying. That choice affects the scope, work sequence and the period before you can use the room.
Assess the supporting conditions
Share what is under the existing floor and any known moisture or ventilation concerns. The contractor should assess the support, suitability and preparation for the specified product and fitting method. Old movement, damaged boards or an uneven base should be addressed in the proposal.
Coordinate laying and finishing
Clarify material delivery, storage and any conditioning requirements, then allocate removal, installation, sanding and finishing where applicable. Ask how skirting, thresholds and transitions are included. A programme should cover the complete finish and return of furniture, not stop at the last board being laid.

Does solid timber always need sanding after installation?
No assumption should be made. The supplied product and agreed finish determine the work. Ask whether sanding and coating are included or whether the boards arrive prefinished.
Can solid boards go over a concrete slab?
The contractor needs to assess the substrate and propose a suitable construction and fixing approach for the product. Do not assume it is identical to installing over a timber base.
